First comes the experience, then comes the lesson!
I was recently involved in improving the value of an investment property, prior to it being available on the rental market. This involved several weeks of effort and strategy to manage the project. I am very happy with the outcomes.
Why?
Well, there is still plenty of money to be made offline as well as online! I have now achieved a very substantial increase in value with minimum expenditure.
Along the way I had a few things happen that provided me with valuable reminders of the things I teach my own clients.
Here is a brief summary for your benefit.
1) Relationships - One of my clients decided to offer his services (no charge) for one day. In that day I got so much achieved as a result of collaberation. His specialties and prior experience combined with my objectives and support resulted in a much more effective result than I could achieve trying to do things myself. A valuable relationship is one where you have the support when you don't even know you need it!
2) Leverage - I had numerous examples where by doing something in a smarter way, I was able to get better results than using brute force. By having others help you (outsourcing) you can concentrate on high value tasks.
3) Planning - How many times do you double or even triple handle things? I found by doing even the most simple planning, ie: identifying the daily objective, I was able to eliminate all sorts of potential extra expenses and double handling. Have things turn up just when they are required, (Just in time) and place things where they are going to be needed are two themes that came to light.
4) Contacts - I found my list of suppliers and contracters saved me effort and expense because they know me and I know them. Build your list of valuable contacts!
5) Commitment - When your friends are going to the beach, and you are knee deep in a two month project, recognise that everything comes at a price. Anything worthwhile will cost you something. The rewards of effort may be delayed, however they will come. You get back what you put in, and more sometimes!
So, if my little project inspires you, or gives you a spark of motivation, why not start a project today? The most important lesson is probably to take some action, any action is going to get you somewhere sooner!
